The urban regeneration of Santa Giulia in Milan represents one of the city’s most ambitious and innovative projects, transforming a former industrial area into a sustainable, modern, and dynamic district. This bold plan not only redefines Milan’s urban landscape but also lays the foundation for a new model of urban development focused on sustainability, innovation, and quality of life.
Among the key players in this transformation is Stella33, contributing with an innovative project at the heart of the new Spark Business District.

Santa Giulia: A New Model of Urban Regeneration
Located in the southeast of Milan, Santa Giulia is undergoing a transformation thanks to a total investment of over €3.5 billion. This project includes residential areas, commercial spaces, public parks, and infrastructure, with a strong emphasis on sustainability and technological innovation. One of the key components of the plan is the Spark Business District, a cutting-edge hub designed to attract national and international businesses, aiming to become a benchmark for the future of work.
The neighborhood is designed to promote a balanced urban lifestyle, featuring low-impact environmental buildings, expansive green spaces such as the Parco della Biblioteca degli Alberi, and excellent connectivity thanks to its proximity to the Milano Rogoredo train station and direct access to the highway network.

Stella33's Project in the Spark Business District
In this context of innovation and sustainability, we have chosen to actively contribute to the transformation of Santa Giulia by managing the first floor and the reception area of Spark 3, one of the iconic buildings in the new district.
Starting in May 2025, this space will be officially named Stella Santa Giulia. It will be a workspace designed for flexibility, catering to the needs of companies of all sizes through a multi-tenant model that combines contemporary design, functionality, and a strong commitment to sustainability.
Among the distinctive elements we have chosen for Stella Santa Giulia:
- Flexible workspaces: designed to adapt to the needs of modern teams, featuring shared areas, private offices, and state-of-the-art meeting rooms.
- Focus on sustainability: the building is certified for its low environmental impact, aligning with the regeneration goals of the district.
- Excellent services: Stella33’s management ensures high standards, with professional reception, on-demand services, a curated event schedule, and a strong focus on the business community within the facility.
This new initiative is part of our ongoing journey in managing and revitalizing innovative workspaces in other strategic areas of Milan. We aim to become a benchmark for flexible work solutions in the city, offering tailored options for companies seeking a modern and sustainable environment.

Santa Giulia Project's Future
Santa Giulia represents a virtuous example of how Milan is evolving to meet the challenges of the future. With its mix of residential areas, cutting-edge business districts, and green infrastructure, the neighborhood is not just a place to work but also a space to live and build connections. The project aims to create an ecosystem that fosters innovation and collaboration, supported by modern spaces like the Spark buildings.
We are proud to be part of this transformation, bringing our expertise in managing sustainable and innovative workspaces.
